€3,000 for the week, held by the villa's management company. It is returned once the villa has been checked after your stay. We will confirm how this villa takes it when we send your quote.

When do we arrive, and can we book a shorter stay?

Check-in can be any day, and the minimum runs from four nights to seven depending on the season. Tell us your dates and we will confirm with the villa.

Which airport do we fly into for Villa Kiyomi?

Lisbon (LIS), about an hour and a quarter away by road. Add the Driver and you are met at arrivals and driven in.

What comes with the villa, and what can I add at Villa Kiyomi?

The whole villa, yours alone, 12 suites for 24. Add the concierge, a driver, a chef and a coach and we plan the week and come back with one price.

What is added to the rate at Villa Kiyomi?

€14,950 for a shoulder week with the clean in it: €2,100 per night, €14,700 for the seven, then a final clean at €250 a booking. A peak week comes to €34,900 on the same lines: €34,650 for the seven, and the same €250 final clean. These are set by the villa, and each is itemised on your quote. The Concierge, Driver, Chef and Coach sit outside it, and we quote those with the week.

When do I pay for Villa Kiyomi, and what if we have to cancel?

Cancelling costs half the rental at any point, and the full rental within six weeks of check-in or if the group does not arrive.

The Villa for a Group

Sleeping: Room for three or four families to stay together: twelve bedrooms in three buildings of four, six with a king or queen and six twins, with nine bathrooms between them.
Kitchen & the long table: You can all sit down together or eat apart, with a full kitchen in each building and dining for the whole party.

The Setting

Seclusion & neighbour distance: Twenty-three hectares of quiet woodland, fenced, one plot to yourselves.
Quiet, with the village close: Carvalhal is a minute or two away by car, and golf three and a half kilometres.
Getting here: Lisbon airport is about an hour and a quarter away by car, and you arrive along a sandy track through the pines.

The Padel Court

Private, and only yours: Floodlit for matches late into the evening, on the same wooded plot as the three buildings. Rackets and balls are kept courtside.
Coaching, and who comes to the court: You can add coaching to your stay with top local pros we know personally. Every coach has played with us or come recommended by someone we trust. Here they teach in English, Portuguese and Spanish.
A villa tournament: A group of twenty-four has enough players for a tournament of its own. A coach can run one for you, along with drills and matchplay for mixed levels.

The Kitchen

The chef, and breakfast: The kitchens are yours, and for the nights you want a chef, we source one and quote it with your stay. Breakfast is prepared for you every morning.
Dietary needs: Your chef agrees the menus with you before you arrive, so everyone in the group is catered for.
Local food, a short drive: For the nights you go out, we book your table ahead in Carvalhal or Comporta.

The Relaxation

The Service on Site

Who is on site: Housekeeping is with you for five hours a day, Monday to Saturday, and the grounds, the pool and the court are kept for you. You can add babysitting to your stay.
The concierge: Add our concierge to plan the stay with you in one conversation before you arrive: who is in which building, the coaching and the nights out. During the stay, your group has one point of contact.
The driver: You can be met at the airport and driven to the villa, with cars available through your stay for the beach and dinners out, at an extra cost.
