Sleeping
Five king suites hold ten in comfort, all en suite, no short straws. The master takes a private sitting room and a rooftop terrace.

Villa, pool, court and dining terrace stand in one loop, and the group orbits without organising itself.
Design
Whitewashed walls, terracotta roofs and timber ceilings, Alentejo materials handled with restraint: an arched entrance with potted agaves, a vaulted living room, open shelving along the kitchen counter, a pink canvas above the dining table, a desk in a bedroom window nook.

The Setting

Seclusion

The Padel Court

Private
A court of its own inside the estate, reachable only through the trees. Ten people, one court, no queue. Tennis and pétanque alongside it.

When to play
Shaded until mid-morning; twice a day is comfortable, and usual.

Set among the trees so it reads as part of the estate; the glass carries the evening light.

Breakfast and lunch are prepared as part of the stay; a chef cooks the evenings you want cooked, menus agreed beforehand.

We plan the week with you before you arrive, and we are on call while you are there. Housekeeping comes with the villa.

We sort how you get there, and how you get around all week.

Either one is enough. We reply to whichever you leave.

Leaving your details is your approval to share them with the portfolio or owner that holds the villa, once you confirm you want to go ahead. Nobody else, and no mailing list.

Referred by a club, a coach or a content creator

Optional. We tell them their introduction arrived, and when it becomes a booking they share in it.

Why there is no cookie banner

This site sets no cookies, so there is nothing on your device to agree to and nothing to close. Visits are counted twice, anonymously, in a way that writes nothing to your device and cannot follow you. All of it is on the privacy page, which opens in its own tab so nothing you have written here is lost.

The practical questions about Villa Kaba

Why book through you?

The villas are looked after by people who are particular about who they work with, and they work with us. That takes time to earn and it is why this collection grows slowly, a villa at a time.

You pay the villa's own rate, and the week costs no more for our being in it: our commission comes out of what the villa already charges. The Concierge, Driver, Chef and Coach are quoted alongside it as one price, and we are on call for them all week. Every enquiry comes to us, so the person who answers is the person who arranges it.

Is there a security deposit at Villa Kaba?

The villa sets its deposit and it is written into your agreement before you book. Ask us and we will tell you the figure for your dates.

When do we arrive, and can we book a shorter stay?

Any day, minimum 5 nights. Five nights is the shortest stay, in every season, and the villa turns around on whichever day you arrive. Tell us your dates and we will confirm with the villa.

Which airport do we fly into for Villa Kaba?

Lisbon (LIS), about ninety minutes away by road. Add the Driver and you are met at arrivals and driven in.

What comes with the villa, and what can I add at Villa Kaba?

The whole villa, yours alone, 5 suites for 10. Add the concierge, a driver, a chef and a coach and we plan the week and come back with one price.

What is added to the rate at Villa Kaba?

€20,270 for a shoulder week with the clean in it: €2,860 a night, €20,020 for the seven, then a final clean at €250 a booking, due when the booking is made. A peak week comes to €40,220 on the same lines: €39,970 for the seven, and the same €250 clean on top. They are the villa's own, not ours, and every line is on your quote before you sign. The Concierge, Driver, Chef and Coach sit outside it, and we quote those with the week.
