The villa sets its own security deposit, and it is written into your agreement. We will give you the figure for your dates with your quote.

When do we arrive, and can we book a shorter stay?

Check-in can be any day, with a minimum of five nights. Five nights is the shortest stay, in every season, and the villa turns around on whichever day you arrive. Tell us your dates and we will confirm with the villa.

Which airport do we fly into for Villa Kaba?

Lisbon (LIS), about ninety minutes away by road. Add the Driver and you are met at arrivals and driven in.

What comes with the villa, and what can I add at Villa Kaba?

The whole villa, yours alone, 5 suites for 10. Add the concierge, a driver, a chef and a coach and we plan the week and come back with one price.

What is added to the rate at Villa Kaba?

€20,270 for a shoulder week with the clean in it: €2,860 per night, €20,020 for the seven, then a final clean at €250 a booking, due when the booking is made. A peak week comes to €40,220 on the same lines: €39,970 for the seven, and the same €250 final clean. These are set by the villa, and each is itemised on your quote. The Concierge, Driver, Chef and Coach sit outside it, and we quote those with the week.

The Villa for a Group

Sleeping: Five king suites, all en suite, sleep a group of ten. The master suite adds a private sitting room and a rooftop terrace.
The long table: All ten of you eat together at one long timber table indoors, or at the table for ten on the covered dining terrace.
Flow: The villa, the pool, the court and the dining terrace sit in one loop, keeping your group close together.

The Setting

Seclusion: Forty-four private hectares of woodland keep the villa out of sight and earshot of any neighbour.
The land, on foot or by quad: You can walk among the pines, or take the quads and the Can-Am to explore the rest of the estate.
Getting here, and around: Lisbon airport is about ninety minutes away by car, and you can add a driver at an extra cost for the days you want one. If you drive yourselves, there is parking on the estate.

The Padel Court

A court of your own: Set inside the estate and reached through the trees, the court is shaded until mid-morning, so you can play comfortably twice a day.
Tennis and pétanque: Alongside the padel court, the estate has a tennis court and pétanque, and rackets and balls are provided.
Coaching, and who comes to the court: You can add coaching to your stay with top local pros we know personally, teaching in English, Portuguese or Spanish. Every coach has played with us or come recommended by someone we trust.

The Kitchen

The chef, and the menus: The kitchen is yours, and for the nights you want a chef, we source one and quote it with your stay. You can add breakfast and lunch too, with menus agreed before you arrive.
Eating out: Melides and Comporta are both within half an hour, and we book your tables ahead.
The wine: The cellar holds wines from Alentejo growers.

The Relaxation

The pool and the beach: You have a heated 29-metre pool and a cedar hot tub, with the Melides beach a short drive away.
Gym and recovery: The estate has an outdoor gym and a yoga and meditation room, and we can arrange recovery sessions during your stay.
Sleep: Thick walls and dark rooms, with air conditioning throughout the villa.

The Service on Site

Housekeeping: Daily housekeeping through the week, a team who keep out of the way while doing it.
The grounds: Court swept, pool clear, the whole estate kept. It never looks like somewhere between guests.
What it asks of you: Nothing in the week needs pushing. That is what the estate is for.

The Feeling

One group at a time: Your group is the only one on the estate: the villa, the courts, the pool and the woodland around them are yours for the whole stay.
Places to gather: Outdoors, you have daybeds along the covered terrace and a sunken firepit with benches around it. Indoors, there is a private cinema room and a fireplace in the living room, and the sound system plays inside and out.
