The Villa for a Group

Sleeping and bathrooms
Eight bedrooms and six bathrooms in the villa, and an apartment opposite with two more bedrooms, its own bathroom, a sitting room and a full kitchen. Together they hold eighteen. The apartment suits a family with children better than it suits four more adults, which is how Amber and Fabrizio let it.
The long table
Under a reed pergola, laid for eighteen, festoon lights above it. It is where the week happens.
What groups use it for
Padel weeks, company offsites, birthday takeovers, and the occasional wedding. Amber and Fabrizio run weeks of their own here, hers on branding and his on padel, so a group arriving with a programme is what the estate is set up for.
Flow
Villa, pergola, pool and court sit on one run of ground. Nobody drives anywhere to eat or to play.

Restored, not rebuilt. Beamed ceilings, herringbone floors, plaster fireplaces, terracotta against white linen.

Seclusion
Four hectares behind a gate, olive terraces on every side, one group on the estate at a time.

Nothing above the property. The road is below and out of earshot.

On the property, inside the fence, yours for the week. No slots and no sharing.

Full size at twenty by ten, laid in artificial turf, with double panoramic glass at both ends.

Floodlit. Play as late as you want to.

Rackets and balls are there, and nothing is charged for them.

The Kitchen

The kitchen
Range cooker, terracotta splashback, and room for a chef to work. A second, fully equipped kitchen in the apartment opposite.
Outside
A pizza oven, an outdoor kitchen and a barbecue, all within sight of the table.
Cooking for you
Their caterer does full board with drinks, or I bring a chef in.

Twenty metres and heated, hanging egg chairs at the edge of it, loungers along the terrace.

A sauna, a jacuzzi, a plunge pool and an outdoor changing room, with a gym indoors and a yoga deck outside it.

The Adriatic is twenty-five minutes by road.

The owners
Amber and Fabrizio live on the property and host in person. There is no set programme. You tell them what you want the week to be and they arrange it.

Why it is hard to get
They let ten weeks a year and keep the rest of it for themselves. Of every villa in the collection, this is the one to plan furthest ahead for.

02 Concierge On request

Amber and Fabrizio are on the property, which changes what a concierge is for here. They handle the villa. I handle the week around it.

Before you come
The court hours nobody wants, the table booked in Montecassiano, the boat at the coast, and the shopping in before you arrive.
While you are there
One number, answered between eight in the morning and midnight, Lisbon time.
What I do not do
Stand in the owners' way. They live here and they are better at their own home than I am.

03 Driver On request

Ancona is forty minutes and the last of it is hill road. A car for the week means nobody is counting glasses at dinner.

Arrival
Met at Ancona Falconara and driven up. Perugia and Rome if you are coming through them instead.
The week
The coast, the hill towns, the wine at Matelica and Jesi, and back again.
Evenings
Dinner in Montecassiano or one of the hill towns, and back up the drive with nobody counting glasses.

04 Chef On request

The kitchen takes a chef. So does the pizza oven, and the pizza oven is the one people remember.

How it works
Local chefs cook in the villa, arranged through the owners or through me. Full board, or the nights you want.

Laid for eighteen under the reed pergola, and it stays laid.
The rest of the time
A range cooker, an outdoor kitchen and a barbecue, and Montecassiano for the shopping.

05 Coach On request

There are clubs within a short drive and coaches who will come out to the court.

Sessions
Two a day is the shape most groups settle into. Beginners in the morning, the ones who can already play in the evening.
The court
Yours all week, so a session never comes off someone else's booking.
After dark
The court is floodlit, so the evening session is usually the one that matters. Nobody drives anywhere afterwards and the table is a hundred paces away under the pergola.

    The practical questions about Maniero

    Why book through you?

    The villas are looked after by people who are particular about who they work with, and they work with me. That takes time to earn and it is why this collection grows slowly, a villa at a time.

    You pay the villa's own rate, and the week costs no more for my being in it: my commission comes out of what the villa already charges. The Concierge, Driver, Chef and Coach are quoted alongside it as one price, and I am on call for them all week. Every enquiry comes to me, so the person who answers is the person who arranges it.

    How this began →

    Is there a security deposit at Maniero, and what else does the villa charge for?

    €1,000 for the week, taken in cash or by transfer, whichever suits you, and held by Amber and Fabrizio rather than by me. It is returned after checkout once the villa has been looked over. Five things you can add if you want them: full board with drinks, through their caterer at €100 a person, each day, breakfast through dinner, pasta-making course at €50 a person, three hours, pizza party at €20 a person, barbecue at €25 a person and cocktail welcome at €18 a person, three cocktails. None of them are on your quote unless you ask.

    When do we arrive, and can we book a shorter stay?

    Any day, minimum 3 nights. Tell me your dates and I will confirm with the villa.

    Which airport do we fly into for Maniero?

    Ancona Falconara (AOI), about forty minutes away by road. Perugia is 117 km and Rome 253 km. Longer drives rather than second doors, and most groups fly Ancona. Add the Driver and you are met at arrivals and driven in.

    What comes with the villa, and what can I add at Maniero?

    the villa and the apartment opposite it, yours alone, for 18. Add the concierge, a driver, a chef and a coach and I plan the week and come back with one price.

    What is added to the rate at Maniero?

    €23,200 for a shoulder week with the villa's fees and taxes in it: €3,200 a night, €22,400 for the seven, then cleaning at €800. They are the villa's own, not mine, and every line is on your quote before you sign. The Concierge, Driver, Chef and Coach sit outside it, and I quote those with the week.

    How you are billed →

    When do I pay for Maniero, and what if we have to cancel?

    Thirty per cent of the week confirms the booking, and the balance is due two months before you arrive. The thirty per cent is what the villa keeps, whenever you cancel. Anything past that is on the agreement Amber and Fabrizio issue, and I confirm it with them before you pay anything. These are the villa's own terms rather than mine, and what you sign is what holds: I confirm them for your dates before anything is signed.

    How far ahead should we book?

    Further than you think. They let ten weeks a year and keep the rest of it for themselves, so the good weeks are spoken for a long way out. If you have a month in mind, tell me now rather than in the spring.

    Can we run a retreat or a company offsite here, rather than a holiday?

    That is most of what the villa does. Amber runs branding weeks here and Fabrizio runs padel weeks, so the estate is used to a group with a programme: the long table, the yoga deck, the arcade hall for the evening, and two owners on the ground who arrange coaches, caterers, instructors and transport as the week asks for them.

    Is food included, and can someone cook for us?

    Not included. Their caterer does breakfast, lunch, dinner and drinks for about €100 a head a day, with a pasta-making course, a pizza party, a barbecue or a cocktail welcome priced separately. Or I bring a chef in. The pizza oven and the outdoor kitchen are there either way.

    Is the padel court really private, or shared with other guests?

    Private. The estate takes one group at a time, and the court is inside the fence with the pool and the villa. No slots to book and nobody else on it. Fabrizio built it and plays it daily, which is a better guarantee of its condition than any inspection of mine.

    Does the price change in August?

    No. It is the same rate in February as it is in August, and linen, towels, the pool and every facility on the estate are inside it. The final clean is €800 on top, and it is the only line that is.

    Can we take fewer than seven nights?

    Three is the shortest the villa takes. It prefers the week, and so do I: the court, the pool and the table only really start working on about day three.

    Eighteen of us will not all play padel. What do the others do?

    The pool is twenty metres and heated. There is a sauna, a jacuzzi and a plunge pool, a gym and a yoga deck, an arcade hall with billiards and darts, an outdoor cinema, a beach volleyball court, hiking from the gate, and the Adriatic twenty-five minutes down the road.

    Are children welcome?

    Yes, and the estate is set up for them: fenced and gated throughout, with cots, high chairs, baby baths and safety gates. There is a playground and a trampoline, and nannies can be arranged.
