The Villa for a Group

Sleeping & en-suite quality
Six bedrooms across three villas, every one a queen with its own bathroom and its own outdoor shower. Nobody draws the short straw, because every room is the same room.
Kitchen & the long table
Each villa has a full kitchen and its own long table under a timber ceiling, and the wood-fired pizza oven at the communal building is where the group ends up.
Flow & shared living
The three villas sit apart in the veld, which is the point: four people can disappear for an afternoon without leaving. The gathering happens at the fire pit, the pool and the court, not in a corridor.

Verification & privacy
A full court out in the veld, floodlit, yours alone. There is no one else on the estate who could book it.
Surface & build
Blue hard court with glass ends and mesh sides, set on its own terrace with the mountains behind. I am confirming the surface spec with the owner.
Floodlights & play
Floodlit, and the Karoo evening is the best hour to use them. A six-hole putting course, a table tennis and pool room, and a small gym pavilion cover the rest of the day.

This one is self-catering, plainly. Each villa's kitchen runs on gas with a dishwasher and a Nespresso machine, and there is a wood-fired pizza oven and a built-in braai with the wood supplied.
Local food, a short drive
Montagu at twenty minutes: De Nagmaal for handmade citrus preserves and ceramics, and 22 Church Street, The Rambling Rose and The Pastry Place for the mornings you would rather someone else made it.
Wine & produce culture
Montagu sits where the mountain passes meet the Robertson wine valley, so the drive back from lunch is the tasting.

No sauna and no spa here. There is a small gym pavilion with its doors onto the veld, and an outdoor shower under open sky at every bedroom, which does more than either.

Blankets and hot water bottles in every room, a fireplace in each living room, hiking and cycling trails across the whole 175 hectares, and bronze sculptures out in the veld to walk to.

The estate runs unstaffed by design. Housekeeping is arranged before you arrive and billed as an extra, eight until five.
Upkeep & grounds
Gardens, pools and court kept. The indigenous planting and the water feature at the communal area are the only things on the estate that look tended.
Runs-itself factor
Solar power and armed response mean it runs quietly, but this is a house that hands you the keys rather than a house that carries them for you. Worth saying out loud before a group that wants a butler books it.

Weeks run Friday to Friday. For Klipkuil, minimum night stay can be adjusted, down to two nights.

Temperature and sunlight are averages, not a forecast. R24,000 a night for the whole estate, R168,000 for the seven. One rate all year, priced in rand. I quote the euro figure at the rate on the day rather than storing one here: it comes to about R14,000 a person for the week with all twelve beds taken.

    The practical questions about Klipkuil

    Why book through you?

    The villas are looked after by people who are particular about who they work with, and they work with me. That takes time to earn and it is why this collection grows slowly, a villa at a time.

    You pay the villa's own rate, and the week costs no more for my being in it: my commission comes out of what the villa already charges. The Concierge, Driver, Chef and Coach are quoted alongside it as one price, and I am on call for them all week. Every enquiry comes to me, so the person who answers is the person who arranges it.

    Is there a security deposit at Klipkuil?

    The estate sets its deposit and it is written into your agreement before you book. Ask me and I will tell you the figure for your dates.

    When do we arrive, and can we book a shorter stay?

    Any day, minimum 2 nights. Two nights is the shortest stay most of the year. Three from 15 December to 15 January and on public holiday weekends, four at Easter. From 15 December 2027 the festive weeks go to one group at a time only, which is how I sell the estate anyway. Tell me your dates and I will confirm with the estate.

    Which airport do we fly into for Klipkuil?

    Cape Town International (CPT), two to three hours away by road. Add the Driver and you are met at arrivals and driven in.

    What comes with the estate, and what can I add at Klipkuil?

    All three villas, yours alone, 6 suites for 12. Add the concierge, a driver and a coach and I plan the week and come back with one price.

    What is added to the rate at Klipkuil?

    It differs by villa. Some quote the week with the cleaning and the taxes inside it; others charge cleaning separately, or tax on the booking fee. I confirm this estate's lines before I quote, so the figure I come back with is the figure you pay.

    Klipkuil is priced in rand. What will it actually cost me?

    The estate is let in rand and that is the number you are held to, so a euro figure printed here would be out of date by the time you read it. R24,000 a night for the whole place, R168,000 for the week, one rate all year. Tell me your dates and I will convert at the rate on the day and put both currencies in the quote.

    Is there anyone on site at Klipkuil?

    No, and that is deliberate. The estate runs unstaffed: solar power, armed response, and the keys are yours for the week. Housekeeping is arranged before you arrive and billed as an extra, eight until five, and I will get you the daily figure with your quote. If your group wants somebody on the property all week, this is the wrong house in the collection and I will tell you which is the right one.
