Is there a security deposit at Keras Cliff House, and what else does the villa charge for?

The villa asks for no security deposit. Before you arrive you settle only the week itself, in the instalments set out below. One thing you can add if you want it: housekeeping through the week, arranged with the villa and charged by it. It is added only if you would like it.

When do we arrive, and can we book a shorter stay?

Check-in can be any day, with a minimum of four nights. Tell us your dates and we will confirm with the villa.

Which airport do we fly into for Keras Cliff House?

Heraklion (HER), about ninety minutes away by road. Chania is a longer drive across the island and worth it only if the flights out of it are better. Add the Driver and you are met at arrivals and driven in.

What comes with the villa, and what can I add at Keras Cliff House?

The whole villa, yours alone, 6 suites for 12. A concierge comes with the villa. Add a driver, a chef and a coach and we plan the week and come back with one price.

What is added to the rate at Keras Cliff House?

The week is €11,900, with the arrival clean and taxes included.

When do I pay for Keras Cliff House, and what if we have to cancel?

25% of the total on agreement, the rest 30 days before you arrive. Both follow the villa's own booking terms. Cancel more than 30 days before you arrive and the 25% comes back in full. Cancel at least 14 days before and 50% of it comes back. Closer to arrival, the villa's own agreement applies.

Does Keras Cliff House have its own padel court?

Yes. A full court on its own terrace below the villa, and yours alone for the week. Four floodlights, so the evenings are yours too, and it re-lines for pickleball if the group would rather.

How do twelve of you fit into six bedrooms?

Four bedrooms in the sleeping wing hold eight, and the last four are in the basement suite and the wellness wing room, both on COCO-MAT sleeper sofas with bathrooms of their own. Every bed in the villa lies on a COCO-MAT topper. The villa goes whole, so the sauna and the hammam stay the group's whether or not somebody is sleeping in that wing.

Is it worth coming out of season?

The villa wants those weeks and says so: south Crete is mild well outside the season, and Keras is equipped for it. Heating the pool costs nothing extra, and there is a sauna, a hammam, a heated jacuzzi outdoors, fireplaces indoors and out, and the gym. The court is lit, so the short days cost you nothing. March brings wildflowers and an empty coast, October the warmest sea of the year, and the calendar below prices those weeks at the foot of its year.

The Villa for a Group

Sleeping and en suites: Six en-suite bedrooms for a group of twelve. Four king rooms each open onto a private shaded terrace with a sea view, and two further suites sleep four on sleeper sofas.
The kitchen and the long table: You can seat all twelve at the indoor table or outside under the pergola, and cook in either of two full kitchens: one indoors, one outside with a large grill.
The space, indoors and out: Three hundred and thirty square metres indoors and more than six hundred of paved terrace give the group space to gather and quiet places to retreat to. An entertainment room sits on the lower level.

The Setting

Seclusion: The villa has a headland to itself: ten thousand square metres of private clifftop, facing the Bay of Messara and the two Paximadia islands.
Light and the land: The villa faces south, so the terraces have light from breakfast until sunset, and the sea changes colour through the afternoon.
The beaches and the village: This is the quiet south coast of Crete. Walking trails lead from the villa down to the beaches and to Agia Galini, and the nearest restaurant is a little over two kilometres away.

The Padel Court

Private, and only yours: A full court on its own terrace, a level below the villa, with nothing behind the back fence but the Libyan Sea. Four LED floodlights mean you can play on into the evening, once the heat of the day has faded.
The surface: Terracotta inside a full mesh enclosure. The court is in view from the main terrace, and it can be re-lined for pickleball.
Coaching, and who comes to the court: You can add coaching to your stay with elite coaches, who come to your court and teach in English. Every coach has played with us or come recommended by someone we trust.

The Kitchen

Who cooks: The kitchen is yours, and for the nights you want a chef, we source one and quote it with your stay. For food and drink all day, the kitchen can be staffed at an extra cost.
Eating out: Agia Galini is seven minutes down the hill, with harbour tavernas, fish off the boats and the village butcher the villa itself uses. Matala is forty minutes away.
What grows here: This is the Messara plain. The oil, the greens and the tomatoes come from within sight of the terrace.

The Relaxation

The pool: A hundred square metres of infinity pool, heated whenever you want it at no extra charge, so you can swim in March and November. It has a shallow end for small children and a heated jacuzzi beside it.
Sauna and hammam: Both are indoors in the wellness wing, and there are fireplaces indoors and out for the evenings. Massage and yoga can be arranged at the villa.
Sleep: Bedrooms stay dark, quiet and cool, even on an August afternoon: blackout drapes, triple glazing, fan coil cooling and a COCO-MAT topper on every bed.

The Service on Site

Who is there: A manager is on call throughout, and the garden and pool are looked after. The clean before you arrive is in the rate, and housekeeping during your stay is arranged with the villa at an extra cost.
A new villa: The villa is two years old, with a solar carport, a rainwater cistern for the garden and LED lighting throughout.
Families: Children are welcome, and a baby bed can be set up for you.

The Feeling

What it feels like: The court, the pool and the wellness wing are all inside one gate, so the group has everything close at hand and only needs a car for days out.
Design: Michalis Tzagkarakis and Associates designed the villa and won the BIG SEE Architecture Award for it, along with two silver Tourism Awards in 2026.
Spring and autumn: South Crete stays mild well beyond the summer. March brings wildflowers and an empty coast, and the sea is still warm in October.
