Seven things decide whether a house belongs here. This is how this one measures up, in full.

The House for a Group

Sleeping & en-suite quality
Nine suites hold eighteen honestly, all en suite, all proper doubles, no bunk-room asterisks.
Kitchen & the long table
A chef's kitchen and an indoor table that seats all eighteen at once, with a barbecue for the terrace nights.
Flow & shared living
House, pool and court sit within the walls; the group drifts, never queues.
Design calibre
Three-hundred-year-old finca bones with considered updates; nothing flat-pack survived the refit.

The Setting

Seclusion & neighbour distance
Private land out of town, natural reserve around it, no neighbours in view.
Nature, light & views
Olive terraces, pagoda parasols, and Ibiza light doing its evening trick. Access is an unpaved track, part of the seclusion.
Quiet
The road is far, the island's bass stays on the other coast.

The Court

Verification & privacy
A private court inside the estate; only the group plays, and nobody overlooks a point.
Surface & build
Kept like the gardens, which is to say obsessively.
Floodlights & play
The island heat argues for morning drills and evening matches.
Aesthetic integration
Set within the grounds so the glass catches pool light, not headlights.

Chef access & provisioning
A private chef comes with the house, menus set with the concierge; provisioning handled before a list ever reaches you.
Local food, a short drive
Santa Gertrudis and the north's tables a few minutes out for the nights you want a room full of strangers.
Wine & produce culture
An island cellar worth raiding, the wine lives in the music room.

The Feeling

Arrival & sense of place
The gates, the unpaved track, the first line of parasols: conversation stops mid-sentence.

    07Questions

Does this house have its own padel court?

Yes, a private court set within the estate, for your group only. It is a court I have verified on site; a private court is the whole point, so I only list a house once I know it is real.

When is it cheaper and quieter?

July and August are peak here; every other week is shoulder. Shoulder weeks are cooler, calmer and usually less: from €12,857 a night against €16,439 in peak.

What is included, and what can I add?

The estate, its butler and a private chef as standard. Add a driver and a coach, and I plan the week and come back with one price.

    Do you add any markup?

No. You pay the house's rate; my commission comes from its management company, never from you.
