The full reading is still to come. Until then: the listing’s evidence, read under the same seven categories.

The Villa for a Group

Sleeping & en-suite quality
Five bedrooms and ten beds, but four are doubles and the fifth is a children’s room of bunks. Eight adults is the honest number.
Kitchen & the long table
A kitchen a chef team can work in, and a pergola table that takes the group at once.
Flow & shared living
Steel-framed doors fold the living room onto the terrace. By ten in the morning the inside is empty.
Design calibre
Contemporary Mediterranean, stone and steel and natural materials, with an office that looks at the water.
The coastal path down to the cove, a rope handrail along it
The terrace lounge under the pergola, an olive tree beside it
The pool below the arches, loungers along the length of it
The covered terrace beside the pool, an olive tree at the corner

The Setting

Seclusion & neighbour distance
A gated frontline plot on a peninsula of large lots. The side you spend the day on faces water, not a neighbour.
Nature, light & views
Due south over open sea. Sun on the terrace through the day and the sunset in front of the house.
Quiet
Nothing comes up this peninsula on its way to somewhere else. Three kilometres to the nearest beach, eighteen to Ibiza Town.
A table laid outside, the sea in front of it
The television lounge, cream sofas along two sides
The living room, its steel doors folded back onto the terrace

The Court

Verification & privacy
The court is on the property and inside the gates. Not a club court, not shared with the house next door, and nobody else can put a name against it for your week.
Surface & build
Green artificial turf, glass at both ends and mesh down the sides, benches courtside. I have not played on it, and the page says so until I have.
Floodlights & play
Four masts. Nine in the morning and again after eight, with the middle of the day given to the pool.
Aesthetic integration
Set on turf behind the house with pines over it and a white wall behind, the basketball half-court on the same apron.
The court, glass at both ends and the floodlights over it

The Kitchen

Chef access & provisioning
A chef is arranged on request, for the week or a night at a time. The kitchen takes a team without the group being moved out of the room.
Local food, a short drive
Cala Jondal six kilometres for the beach tables, Sa Caleta six and a half for grilled fish, Ibiza Town eighteen for the rest. Booked ahead from June.
Wine & produce culture
The island’s growers are on the Sant Mateu side, an hour up. What this house arranges for provisioning I have not confirmed, and I would rather say so than guess.
The kitchen island and its stools, under an arched window
The pergola table at dusk, the sea behind it
Timber cabinets and the island in the kitchen

The Relaxation

Pool & water
A saltwater pool on the terrace, and a staircase cut into the rock that puts you in the sea without a car.
Sauna, ice, spa
Neither at this house. The sea off the rocks and the open-air gym are what there is, and a massage comes to the villa on request.
Sleep & unprogrammed space
The pergola holds the afternoon. Air conditioning throughout.
The covered terrace beside the pool, an olive tree at the corner
The coastal path down to the cove, a rope handrail along it
A bedroom with its door onto the terrace, the sea beyond
Sofas in the garden, facing the sunset over the sea

The Service on site

On-site staff & housekeeping
Eight hours a day, six days a week, linen and towels changed twice. That is a staffed house rather than a token clean.
Upkeep & grounds
Garden, pool and court kept by the owner’s team between changeovers.
Runs-itself factor
I have not met this team. Until I have, this is the owner’s arrangement rather than my word.
The terrace lounge at dusk, the pool beside it
The frontage of the villa above the pool, palms along it

The Feeling

Arrival & sense of place
The road does it. It narrows past Sant Josep, the pines stop, and the last of it is rock and water on both sides.
The week that arranges itself
I have not stood on this terrace, and I will not write the feeling of a house I have not been in.
The courtyard table, laid under the tree
The dining room under its arches, a fresco along the wall
Sofas on the terrace, looking over the pool

02 Concierge Included

The week is set before you land, and the villa carries a concierge on the ground. Housekeeping comes with the house.

Before
Dates, the group, the boat, and the two evenings that need booking from June.
During
Something changes at breakfast and it is handled by lunch.
On the ground
The villa’s own desk for cars, tables and boats, without coming through me.

03 Driver On request

Eleven kilometres from the runway, and a car through the week if you want one.

The route in
Met at Ibiza arrivals. Fifteen minutes in April, longer in August.
The week
Cala Jondal at lunch, Ibiza Town at night, the boat day somebody suggests.
The cars
Ten to a beach or a dinner in one go, without splitting into two cars and nominating a driver.
A Range Rover parked in the garden, ready for the week

04 Chef On request

No chef is standard here. A team can take the week, or you take the nights you want and eat out for the rest.

The week
Family style, breakfast and dinner or dinner only, menus agreed before you land. A fuller week is quoted at €49,700, with fifty hours of a chef team and the transfers already inside it.
A night at a time
A tapas table, a paella evening, or a fine-dining team for the one dinner that matters.
Out
Cala Jondal and Sa Caleta, booked ahead by me.

05 Coach On request

You came to play, and the court is yours all week.

The bench
Island professionals with competition years; English and Spanish taught.
The format
Mornings before the heat, or a week that builds to a house tournament.
The levels
Mixed groups read in one warm-up.

    Where to reach you

Either one is enough. I reply to whichever you leave.

The practical questions about Villa Rubine

Does Villa Rubine have its own padel court?

Yes. A private court on turf behind the house, pines and a white wall around it, on the grounds and for your group alone. It is floodlit, so the evening games are yours too.

Is there a security deposit at Villa Rubine?

€10,000 for the week, held by the villa's management company rather than by me. It is returned after you check out, once the villa has been looked over. Ask me and I will confirm how this one takes it.

When do we arrive, and can we book a shorter stay?

Friday to Friday, a full week.

Which airport do we fly into for Villa Rubine?

Ibiza (IBZ), about fifteen minutes away by road. Add the Driver and you are met at arrivals and driven in.

What comes with the villa, and what can I add at Villa Rubine?

The whole villa, yours alone, 5 suites for 10. A concierge comes with the villa. Add a driver, a chef and a coach and I plan the week and come back with one price.

What is added to the rate at Villa Rubine?

It differs by villa. Some quote the week with the cleaning and the taxes inside it; others charge cleaning separately, or tax on the booking fee. I confirm this villa's lines before I quote, so the figure I come back with is the figure you pay.

    Do you add any markup?

No. You pay the villa's own rate, with nothing of mine on top of it. My commission is paid out of what its management company or booking platform already charges.
